How to analyze a rental property deal

What is cap rate and why does it matter?
Cap rate (capitalization rate) measures a property's income-producing potential independent of financing. It's calculated as Net Operating Income ÷ Property Value. Because it ignores your mortgage, cap rate lets you compare properties fairly — whether you're paying cash or using leverage. In Tampa and Columbus markets, residential rental cap rates of 5–7% are typical for well-located properties.
What is cash-on-cash return and how is it different from cap rate?
Cash-on-cash return measures your actual cash income as a percentage of the cash you invested, including your down payment and closing costs. Unlike cap rate, it accounts for your mortgage payment. A property with a 6% cap rate might produce a 9% cash-on-cash return if financed with leverage — or 2% if you overpay for it. Both metrics matter: cap rate tells you the asset's quality, cash-on-cash tells you your actual return.
